MEDFORD NEW JERSEY: The current economic state of the multifamily industry has property values down, vacancy rates up and cash flows tight. As a result, many property owners/ managers are putting off major capital expenditures such as whole property window replacement, until they have a sense of a sustained recovery in vacancy rates, rental rates and property values. The problem is that on many properties, leaky, unsightly hard to operate windows are often an issue in resident retention, or in filling vacant units. So with cash flows tight and the financing for a major window project non -existent, many property managers are finding themselves in a predicament. Jantek Industries has the solution.
Jantek has rolled out a program to work with property managers to replace the windows in just a few apartments each month. "Maybe we just do the turnovers, or “the squeaky wheel” residents who seem to have the most issues with their windows" said Frank Giuseppini, Jantek's Chief Operating Officer. "We leave the quantity and pace of replacement entirely up to the client so that they strike a balance between cash flow and the needs of their property and residents. That way they can be sure to lower both, your energy costs and vacancy rate while not blowing their budget."
If this program sounds interesting to you, contact us to find out more about how Jantek can work with you. |

JANTEK WINDOWS AMONG FIRST TO MEET NEW ENERGY STAR CRITERIA |
MEDFORD NEW JERSEY: Jantek Industries, LLC announced today that it that it is among the first window manufacturers in the country to have received certification under the National Fenestration Rating Council’s new Integrated Glass Unit testing requirements. Starting July 1st of 2010, window manufacturers wishing to maintain or add the U.S. Departments of Energy and Environmental Protection Agencies’ Energy Star® certification for their windows will be required to submit each of their window models to this additional testing. The testing criteria developed and overseen by the NFRC, must be performed by an independent laboratory and certified by an independent accreditation agency. “Until now the NFRC and Energy Star testing criteria has focused on the entire window’s ability to insulate and save energy” said Frank Giuseppini Jantek’s C.O.O. According to Tony Makarowski, Jantek's Engineering Manager, “The new additional testing requirements set the bar for achieving Energy Star certification even higher. Now for the first time, the testing process starts in the manufacturer’s plant with the independent accreditation agency there to witness the manufacturing processing of the Insulated Glass Units, and placing their ID label into the units selected to be tested before they are sealed for shipment to the test lab.” According to Makarowski, Jantek’s Insulated Glass units were then shipped to the independent test laboratory and placed into a test chamber where they were subjected to extreme temperature, weather and humidity conditions continuously for 15 weeks. The IG’s were then removed and examined for any degradation or breakage of the glass itself, or failure of the insulating seal resulting in loss of the Argon gas between the panes of glass and fog between the panes. “All of our products passed with flying colors” said Giuseppini. “We are the industry leader when it comes to energy efficient windows at a great price.” he added.
